The mortar mistake the whole city warns you about

Here is the one thing that matters more than anything else on a Chicago building — and unusually, you do not have to take a contractor's word for it, because the city's own institutions say it out loud.

The Historic Chicago Greystone Initiative tells owners plainly: do not repoint historic masonry with Portland cement, and do not use a mortar stronger than Type O (350 psi), because too-strong mortar traps moisture and destroys the masonry it was supposed to protect.

The Chicago Bungalow Association says the same thing in plainer language: old brick is softer than new brick, so the repointing mortar should have a higher lime content. Hard Portland-cement mortar forces moisture into the brick instead of letting it escape. First you get efflorescence — the white salt bloom on the wall. Then you get spalling, where the face of the brick pops off and exposes a softer center that keeps deteriorating.

The face brick and the common brick are not the same brick

One detail that separates a Chicago mason from a generalist: on a two-flat, a greystone or many bungalows, the street-facing elevation is the good brick — selected face brick, often with limestone detailing — while the sides and rear are Chicago common brick, softer and cheaper.
